Haystack — Retail Lease and Mortgage Analysis

10,000 commercial leases and financing documents governing a nationwide real estate portfolio were taken through a general legal audit. SBR catalogued restrictive covenants, operating restrictions, and mapped lease structures. A lease review protocol was designed and implemented to govern all categories of investment involved. Financial and legal structures supporting all major shopping centres and office complexes were mapped using logic diagrams which depicted the movement and exchange of particular obligations.

Automation — System Automation and Litigation Support

SBR developed a claims tracking system to monitor the return on litigation fees, while creating a new notification procedures on active files. The database search engine was accompanied by a programming manual and an end-user's guide, and offered on-line assistance.

Ward-Off — Real Estate Portfolio Workout

Over 50 commercial, industrial, and residential development properties across the U.S. mid-Atlantic were catalogued and assessed for a group of major banking and insurance-based mortgage interests. A strategy and execution plan for disposing and refinancing blocks of this portfolio were developed.
